Roof Repairs in Easton

Leaks, slipped tiles, cracked slates, failed parapet gutters and loose flashings on Easton’s terraces and post-war homes. Found, explained and fixed, with a written quote first.

What we repair

The faults we find most on Easton roofs

Hidden parapet gutters

Behind the front parapets of older Lawrence Hill and Stapleton Road terraces, a lead or felt-lined gutter collects the whole front slope. Splits, failed joints and blocked outlets put water straight into the front wall and bedroom ceiling. We lift, re-line or re-dress them rather than painting over the problem.

Slipped and broken pantiles

Clay pantiles interlock, so one that slips or cracks lets rain run between its neighbours. We replace like for like where we can match the profile and colour, and re-fix to current standards.

Cracked or slipped slates

Natural slate fails at the nail long before the slate itself. We refix individual slates with tingles or, where nail fatigue is widespread, tell you honestly that patching is borrowing time.

Chimney stacks and flashings

Easton terraces carry a stack on almost every party wall. Cracked flaunching, open joints in the Pennant stonework and perished lead flashings are among the commonest leak sources we find.

Valleys and back gutters

Where a main roof meets a rear addition, or a stack sits mid-slope, water concentrates. Lead valleys and back gutters that have cracked from thermal movement need re-dressing, not mastic.

Ridge and verge mortar

Old mortar bedding on ridges and verges cracks and washes out. We re-bed or fit dry-fix systems so ridges stay put in south-westerly gales.

How it works

From your call to a dry ceiling

1. You call or send the form

Tell us where the water is showing and what the roof looks like if you know. Photos from the street help.

2. We look properly

From ladders or a roof ladder, and from inside the loft where we can. On a parapet roof the gutter is the first thing we check.

3. Written quote

What we found, what we will do, what it costs. No price on the doorstep for work you haven’t seen described.

4. Repair and photos

We fix it, show you before-and-after photos where access allows, and tell you about anything else we noticed but didn’t touch.

Straight answers

When a repair is the right call, and when it isn’t

Repair makes sense when…

the fault is local: one gutter run, one stack, a handful of tiles. Most Easton leaks we are called to are this kind.

Re-roofing is worth discussing when…

slates are slipping all over from nail fatigue, the underlay has perished across the slope, or you have had repeated repairs in different places. See re-roofing.

We won’t sell you a new roof you don’t need

If a repair will do the job, that is what we quote. If we think the roof is near the end, we explain why and let you decide.

Questions

Roof repair questions

How do I know if my leak is from the parapet gutter?

If the stain is near the front wall of a front bedroom and your house has a parapet with no visible gutter at the front, the concealed gutter or its outlet is the first suspect. We check it before anything else.

Can you match my old clay pantiles?

Often, yes, from reclaimed or new stock with a similar profile. Where an exact match isn’t possible we tell you before fitting, and can move originals to the front slope and use new tiles at the back.

Do I need permission for roof repairs?

Like-for-like repairs to an ordinary house usually don’t need planning permission. Listed buildings and some conservation area work are different; if we think yours may be affected we will say so before quoting.

Do your repairs come with a guarantee?

Yes, repairs are guaranteed in writing for a period stated on the quote. New roofs carry our 20 year written guarantee.
