Flat roofs in and around Easton
Rear additions on terraces
The two-storey back additions behind many Greenbank, Whitehall and Easton terraces often carry a flat or very low-pitch roof. Where it meets the main wall is the usual leak point.
Post-war maisonettes and townhouses
The 1960s Easton redevelopment built four-storey maisonettes and three-storey townhouses alongside its tower blocks. Many of these low-rise homes have flat or shallow roofs now on their second or third covering.
Dormers and extensions
Loft dormers and kitchen extensions, old and new, where felt has blistered or the edge trim has lifted.
Garages and outbuildings
Garages and sheds where a tired felt roof is letting water onto storage or a workshop.
Why we usually recommend EPDM rubber
One sheet, no seams on most roofs
EPDM is a synthetic rubber membrane laid as a single piece on typical domestic flat roofs, so there are no field joints for water to find.
Cold-applied
No gas torches on your roof, which matters on a terrace with timber details and neighbours’ roofs inches away.
Moves with the building
Rubber stays flexible through hot and cold spells, which reduces the cracking that tired felt suffers.
Not always the answer
If a flat roof is ponding badly because the deck has sagged, we fix the deck and falls first. A new membrane on a dished deck just holds a puddle.
What a flat roof replacement includes
- Strip of old felt or asphalt and inspection of the deck
- Replacement of rotten decking, and firring to improve falls where needed
- Insulation upgrade where you want one (we explain Building Regulations implications)
- Single-piece EPDM membrane, fully bonded
- Proper upstands at walls, with lead or termination bar and flashing
- New edge trims and outlets sized for the roof
- Written guarantee, stated on your quote
Flat roof questions
Can you just patch my felt roof?
Sometimes, if the felt is otherwise sound and the leak is from one split or one lifted edge. If it is blistered and brittle across the roof, patching rarely lasts and we will tell you so.
Why does water sit on my flat roof?
Usually because the deck has sagged or was laid with too little fall. A little standing water after rain is common; large ponds that last days point to a deck problem.
Can you do the flat roof on a block of maisonettes?
We work for owner-occupiers and landlords. On leasehold blocks the roof is often the freeholder’s responsibility, so check your lease before arranging work.
How much does EPDM cost?
It depends on area, deck condition, insulation and access. See the cost guide, or ask for a free quote.
