Roofing Cost Guide for Easton

Seven things that decide what you pay
Access and scaffold
Most Easton terraces open straight onto the pavement, so scaffold may need a pavement licence and protection for pedestrians. Rear roofs reached only through the house or a back lane cost more to scaffold.
Size and shape
Square metres matter, but so do valleys, dormers, hips and the number of stacks. A plain two-slope roof is cheaper per square metre than a cut-up one.
Covering
Clay pantile, natural slate and concrete tile differ in material price and in labour. Matching reclaimed tiles for a repair can cost more than new.
What’s under the old roof
Rotten battens, decking or rafters only show once the covering is off. We price likely timber work openly as a provisional item, rather than hiding it.
Leadwork
Parapet gutters, chimney flashings and valleys are skilled, time-consuming work, and lead itself is a significant material cost.
Chimneys
Repointing, re-flaunching or rebuilding a stack, and whether it needs its own scaffold, can add noticeably to a job.
Conservation requirements
If your house is listed or in a conservation area, like-for-like materials may be required, and those usually cost more.
How to get good value
Repair early
A slipped tile or blocked parapet outlet fixed now is a fraction of the cost of the rotten timber and ceiling it causes later.
Do jobs together
If scaffold is going up for the roof, it is usually the cheapest moment to sort gutters, fascias and the stack too.
Share with a neighbour
On a terrace, two houses doing work at once can share scaffold and set-up costs. We are happy to quote both.

Check every quote states the covering, membrane, lead code and what timber work is included. A low price often leaves those out.
